Electrical Installation Condition Report (EICR)

SUMMARY

An Electrical Installation Condition Report (EICR) consists of a series of tests which ensure that all mains-wired electrical installations are safe to use, and conform to the national safety standards.

The tests will check if any of the equipment or circuits are overloaded, identify if there is any risk of electric shock or a potential fire hazard, and make sure that there is an adequate amount of earthing and bonding conductors.

The test does not cover any repair work that may be necessary. If you would like any issues to be rectified, we will be able to do that for you for an additional cost.

EICR’s are required every 5 years, although we recommend having one done if you are about to sell your property, or are about to buy a new one.

current legislation

As of the 1st December 2015, private landlords have a duty to ensure that an EICR is carried out at least every five years. It is their responsibility to make sure that the property is electrically safe. More details can be found in the Scottish Government Statutory Guidance on Electrical Installations and Appliances in Private Rented Property.
